Naples Real Estate Growing Tight – Prices Rising (But Unevenly)

Another look at Naples real estate inventory shows inventory continues to decrease – a very positive sign for price support. This morning the Sunshine MLS shows 5,823 properties for sale in the all naples area with 8,229 closings in the last twelve months or 8.49 months of inventory. Wow. Remember when these figures were above a full year and multiple years in some places?
But beware of averages as these figures are county-wide. Let’s take a look at some neighborhoods around town this morning and look at the facts. Here is a list of neighborhoods with their current inventory figures:
Olde Naples 12.5 months
Royal Harbor 11.4 months
Windstar 14.9 months
Lely Area 12 months
These figures show inventory is much higher for these neighborhoods than the county-wide averages and price support may not be as strong.  As my friend used to say “The future is already here, it is just unevenly distributed.” Uneven indeed. If the close-to-ocean areas have figures above the average then it is the areas outside of Naples and further from the beach with significant inventory improvement. It appears the recovery wave is running east to west and our ocean side or near Naples areas are still running at a year’s inventory or so.
What is the lesson here? When buyers narrow down to their favorite neighborhood or sellers sit down for that listing appointment make sure you know the facts for YOUR neighborhood. Your Realtor should talk about your neighborhood not general averages for the county.
