According to a recent article in Florida Realtor (http://www.floridarealtors.org/NewsAndEvents/article.cfm?p=1&id=284633) Americans are on the move again. After disappointing mobility patterns due to the down turn real estate sales suffered. It looks like the trend has reversed with more Americans moving. The article states “More Americans are on the move again after a record-low rate last year, a hint of a thaw in the impact of the economic downturn”.
Results differ by state. Florida once again is a real beneficiary seeing more people coming to the state than leaving. Local merchants here in Naples, Florida are reporting ahead of last year sales and there is general optimism in the air. We do have a lull right now as many of our folks head back north for the December holidays. California continues to struggle losing population.
If you look at actual real estate sales volumes here in Naples, Florida a migratory benefit is not clear. According to the Sunshine MLS actual sales were flat for October and November and running slightly below twelve month averages. Results differ only slightly between single family homes and condos.
Prices however are showing significant improvement. In the Sunshine MLS average sold prices were running something like $325,000 for all property types in September and then October prices jumped and then November prices jumped again – to an average of about $450,000 per property.
It is clear we are on the rebound here in Naples, Florida. As we have said in this blog over the last few months if we see any kind of volume increase with these lower inventory levels the market will be very supportive of prices. Couple the low inventory with the new migratory trends and general American mobility and we could be in for a nice season here.
